Massage Parlor Use Permit Applied for at 1800 ECR

A use permit has been applied for at 1800 El Camino Real. I urge all neighbors to contact the planning commission and raise their objections. The parking for this building is already inadequate and the proposed use will have terrible impacts on parking and will impact the neighborhood with people looking for parking that won't be available at the building due to a use that has too high a demand for parking.

I have emailed the planning commission below. I urge others to do the same.

Honorable Planning Commission Members:

I am writing in regards to the application for a use permit for a massage business at 1800 El Camino Real.

This is an inappropriate use at this location due to totally insufficient parking. I live in Dearfield Manor, the townhouse complex next door on Buckthorn. We have a private parking area on the property which, when there was a previous inappropriate use of that building, became a defacto overflow parking lot for patrons at 1800 ECR.

The plans show 5 massage therapy rooms and a reception area. That would mean at full capacity, there will be a minimum of 11 cars that need to park. Five for clientele, five for massage therapists and one for a receptionist. That does not take into account the likely overlap of five additional vehicles that would need to park as they arrive shortly before their scheduled appointments, but before the other five have left. That means a total demand of 16 parking spaces. The building only has 13 parking spaces, meaning the overflow would need to go somewhere and if history is any indicator, that overflow will go into our guest parking lot. Also, of those 13 spaces, some of them are in regular use for patrons of the liquor store next door to the proposed establishment. In addition, the existing hair salon has parking demands as well which further reduces the 13 available spaces.

Keep in mind that the parking demand is inadequate for the proposed business alone, but there are other spaces in that building that are currently unoccupied which, when occupied, will have parking demands of their own. When those spaces become occupied this will only exacerbate the problem. During the day there is virtually no street parking available on Buckthorn as it is being taken up by overflow from the building across Buckthorn from 1800 ECR. Again, that means the need for overflow parking will end up getting met by people parking on our property.

I object in the strongest possible terms to this use for 1800 ECR. The parking impacts make it unsuitable for this location.
